An estimator from a licensed & insured contractor will work to come up with a detailed plan and scope that will yield the most cash at closing. Once the parties agree on the plan and scope, there will be a contract/payment deferment signed by the contractor and the seller. The closing attorney must be presented with the contract/payment deferment as soon as it is signed & before the house is listed for sale.
